Job Summary:
The Manager of Workplace Delivery and Operational Excellence provide technical support for multi-location corporate interior fit-out projects with an absolute focus on operational excellence. This leadership role establishes a high-performance PMO framework to standardize execution, eliminate operational waste, and optimize delivery speed.
Key Responsibilities & Explicit Deliverables
1. Driving Operational Excellence & Lean Execution
- Process Optimization: Map, critique, and streamline end-to-end fit-out workflows to eliminate waste, reduce cycle times, and accelerate project velocity.
- Standard Operating Procedures (SOPs): Establish and enforce rigorous MEP installation, quality, and safety SOPs across all geographies to ensure uniform delivery quality.
- Root Cause Analysis (RCA): Institutionalize a culture of continuous improvement by conducting RCAs on project snags, delays, or cost variances to permanently fix systemic issues.
- Performance Metrics: Define and track operational KPIs (e.g., Schedule Variance, Cost of Quality, Rework Percentage, Site Productivity) to benchmark site performance.
2. Multi-Site Project Delivery & Quality Governance
- Fast-Track Delivery: Direct the simultaneous execution of fast-tracked MEP fit-out projects (HVAC, Electrical, ELV, Fire Safety, Plumbing) across multiple cities from design to handover.
- Clash Resolution: Enforce 3D coordination workflows (BIM/Revit) early in the cycle to eliminate on-site spatial clashes between MEP services and interior architecture.
- Stringent Quality Audits: Deploy a centralized quality assurance framework with unannounced site audits to guarantee zero-defect handovers and minimize post-occupancy snags.
- Commissioning Leadership: Oversee testing, balancing, and integrated automation commissioning (BMS) to ensure systems function at peak energy efficiency on day one.
3. Strategic PMO Governance & Risk Management
- Centralized Command: Govern the multi-location PMO to maintain a single source of truth for project timelines, resource deployment, and milestone health.
- Proactive Risk Mitigation: Run predictive risk modeling across the project portfolio to identify and bypass supply chain bottlenecks or labor shortages before they impact site works.
- Resource Optimization: Strategically deploy engineering talent and project managers across active sites to maximize utilization and operational efficiency.
4. Financial Controls & Strategic Procurement
- Value Engineering: Intervene during the pre-construction phase to drive value engineering, optimizing MEP design functionality while lowering capital and operational costs.
- Contractor Governance: Implement rigorous performance-linked SLAs for MEP contractors and vendors, holding them financially and operationally accountable for delivery drift.
